The promise, plainly stated: If algae, mold, or black streaks return to an area we treated within 5 years of your service date, we come back and re-treat it — free. No hassle, no arguing about it.

What's Covered

The warranty applies to all organic growth we treated during your original service, specifically:

  • Gloeocapsa magma (black streaks) — the blue-green algae responsible for the dark discoloration on most Kentuckiana roofs.
  • Moss — on shingle, tile, and metal roof surfaces we treated.
  • Lichen — including the root structures anchored into shingle tabs, which our chemistry kills on contact.
  • Mildew — surface mildew on any roof material included in the original scope of work.

Coverage applies to shingle, tile, and metal roofs. The only condition: the growth must appear in an area we explicitly treated and documented in your service record.

What's Not Covered

  • Physical shingle damage — cracking, curling, granule loss due to age, impact, or weather. The warranty covers biology, not mechanical wear.
  • New construction debris — organic matter deposited on the roof after our service date (sawdust, wood chips, landscaping runoff) that creates a new growth substrate unrelated to the original treatment zone.
  • Areas we explicitly declined to treat — if our technician identified a section of roof as too damaged or unsafe to treat and noted it in your service record, that area is outside the warranty.
  • Damage from third-party work after our service — pressure washing, re-roofing, or other contractor work that disrupts the treated surface voids coverage for those affected areas. This does not affect coverage for untouched areas of your roof.
  • New growth migrating in from untreated adjacent surfaces — we treat the full roof surface, but growth can re-colonize from neighboring untreated structures (a neighbor's roof, an untreated detached garage). This is why we recommend treating the full roof, not just visible stains.

Does the Warranty Transfer?

Yes — once, with notice.

If you sell your home within the warranty period, the remaining coverage transfers to the new homeowner. To activate the transfer:

  1. Notify us within 90 days of closing. Email service@cleanridge.polsia.app with the new owner's name, property address, and closing date.
  2. Provide the new homeowner your service record. We issue a service record with every job — it documents the date, chemistry, and scope. Hand it to the buyer; it's a legitimate selling point.

Transferability is intentional. A real estate transaction is one of the best moments for our work to speak for itself — and for the new owner to become a CleanRidge customer in turn. We're happy to honor it.

Why We Can Offer a 5-Year Warranty

Most pressure-wash operators can't back their work for 18 months. We can back ours for 5 years because we use a fundamentally different approach.

The ARMA-recommended method — sodium hypochlorite (bleach) at the correct dilution rate, applied with a surfactant at low pressure — does not just bleach the surface of the algae colony. It kills the cyanobacteria at the cellular level. The organism can't come back from a dead root structure.

Pressure washing, by contrast, removes the visible biomass while leaving the root intact. The algae is back within 12–18 months. Some operators will cheerfully come back and do it again — at full price.

ARMA-Compliant Chemistry

Every CleanRidge job uses sodium hypochlorite + surfactant applied at under 100 PSI — the exact method endorsed by the Asphalt Roofing Manufacturers Association and required to maintain GAF, Owens Corning, and CertainTeed shingle warranties.

How to File a Claim

It's simple. If you see regrowth in a treated area within 5 years:

  1. Contact us by email at service@cleanridge.polsia.app or by phone at (502) 555-0123. Include your name, address, service date if you have it, and a photo of the regrowth.
  2. We schedule a visit within 14 days. A technician will inspect the affected area, confirm it's within the original treatment zone, and schedule the re-treatment.
  3. We re-treat at no charge. No invoice, no debate. If it's in scope, we fix it.

We'll also document the re-treatment and reset your records. If the re-treatment extends the 5-year period, we'll note that too.
